WHAT YOU WANT TO KNOW
Q - What is your list to sales price ratio?
A - Over the past 2 decades of sales, we have maintained a 99.5% List to Sales Price ratio whereas the National Average has been 94 to 97%. In the past year, while the market has heated up, the National Average has jumped to 99.6% while ours has averaged 104.45%. The bottom line is we get more for your house through proven marketing strategies and strong negotiation skills.
Q - What do you do that other agents do NOT?
A - We keep ourselves involved in the listing and buying side. Each aspect informs and educates the other. A good buyer agent will know how a listing agent picks a winning offer. A good listing agent can recognize a great offer and know which agents have the experience to get the job done. Limiting yourself to just one aspect of the business prevents you from being at the forefront of market changes.
Q - Have people wealthier than I trusted you with this process in their lives?
A - We have worked with clients across the entire economic spectrum. We pride ourselves in giving equal quality service to ALL of our clients, be it their first home purchase or their 4th investment home. We treat all of our clients with the same hard work and diligence regardless of price point, experience, or location.
Q - Why is it a benefit to work with you vs someone else?
A - We have years of experience and have done over 500 transactions. If you pay attention, you will learn something with every single deal you do. That experience is hard-won and benefits every client we work with.
Q - How long will this take?
A - Market conditions and your own personal timeline are the major factors. Our vendors can be ready quickly, it really depends on the client's unique situation. Typically, because of regulated guidelines, a home will close 30 to 45 days after ratifying an offer. That delay is mostly unavoidable with the exception of cash offers. The real question a Seller should ask is "What is your average time from the first day on the market to ratified contract?" Our answer is, currently 4 days. The National average is currently 25 days. Over the past 2 decades, we have maintained an average of 20 days while the National average has been around 60 days.
Q - Can’t I just sell my house to some website for cash?
A - Yes. But talking to a Realtor will make sure you maximize the net from your home. These companies that offer cash for your home usually will not pay fair market value. They will also generally present you with a non-negotiable list of items that you have to repair using their contractors. These items can run up to 10% of the value of the home, and this is before settlement costs to which Zillow charges a 5% fee. Always read the fine print and figure out your actual costs to close before signing an agreement.
Q - I already know an agent and it would present an awkward social pressure to NOT hire them?
A - As agents, we are used to everyone knowing someone with a Real Estate license. However, if that person is actually working at it full time, knows the pulse of the market, or has the experience to guide you through the process is very different.
Q - Do you have examples where you have succeeded where others have failed?
A - When we began, we built our client database around successfully selling homes that had "Expired" with other agents, meaning the agent did not sell them before the contractual expiration date. We have sold hundreds of "Expired" listings as well as successfully closing many Short Sales.
Q - Can you prove what you say or are you just running your mouth?
A - Our track record is easy to confirm through past sales through our MLS. We can provide those sales along with direct contact information with past clients and vendors.
Q - Is there a benefit to a national brokerage or is hyper-local boutique better?
A - We are all independent contractors. The brokerage itself does not make much difference. What matters is if YOU feel comfortable that the person you choose has the knowledge and experience to represent you in a professional way and will take the necessary precautions to ensure your transaction is as smooth as possible.
Q - When should I plan different aspects of the move?
A - This is dependent on the client's personal timeline. We counsel our clients and come up with a plan together.
Q - What do I do about financing? It’s confusing there are so many options.
A - We can have a general discussion on how financing works. When you are ready we can connect you with a great lender.

Suyen has a fantastic personality and is very warm and understanding about how stressful this process could be. After two houses fell through, she was still with us, going strong and encouraging us to keep at it! Hello,
I'm writing this email kind of late in the evening because I've been celebrating all day. But I don't think the words I express in this email will completely capture what I want to say about your company and the service I have received in the past several months, but I will try.
I presented you guys with an almost impossible task. I needed to sell a house and buy a house at the same time. And oh, by the way, you only had two months to do so. My friends told me that it was equivalent to landing an airplane on top of another airplane, in mid air!!! But you guys took the challenge, and you assigned the perfect agent to my account. Sueyen Rhee never showed any waiver from the pressure that this task was presenting her and she was the perfect agent for the job. She talked me through every situation and gave me the right advice whenever a situation arised that I was concerned about.
You guys gave me the right advice to price my property in the correct "sweet spot" to insure an optimal sale. And not only were you correct, but my house had a contract on it within seven days of it getting listed. That in it's self was UNBELIEVABLE! I was told houses, no matter the condition, took about 30-60 days to get under contract. So right off the bat, you guys broke Real Estate myth #1.
When it came to me buying a house, I had my heart set on a specific property, but it was a short sale. Sueyen correctly set my expectations straight on the expected timeline for closing on a short sale, which convinced me to keep looking. And I eventually found a property that was much better than the short sale. And she continued to work her magic by, not only getting the seller to agree to $15K below the asking price, but also give $10K towards the closing. The guy at the Title company told us, during closing, that a $10K credit from the seller was very rare in this market. He seemed impressed. I told him that Sueyen has been impressive throughout this entire process.
I hope I was not too long winded in this email. I just felt like I should give you guys feedback on how impressed I was with your service. I've already told my friends and family to contact you if they ever need to sell or buy a home (or both). Thank you so much for your service!!

We listed our house with them and bought our new house through them as well. We received more than fair prices for both. Patrick's estimate in the beginning on the sale of our house was right on the mark and allowed us to plan well financially. Their knowledge of the market was extensive, which is saying a lot considering how expansive and varied the DC metro market is.
